Terms of Service
The terms governing your use of EzyFlat.
Effective date: 2026-10-07 · Version 1.1
These Terms govern your use of EzyFlat. EzyFlat is operated by Φρατζέσκος Δαφερέρας (Fratzeskos Dafereras), with registered office at Φραγκούλη 36, 18541 (“EzyFlat”). Contact: contact@ezyflat.com. Legal notices and notices of allegedly illegal content: contact@ezyflat.com. Privacy matters: contact@ezyflat.com.
1. Acceptance and eligibility
By creating an account, publishing a listing or otherwise using the Platform, you agree to these Terms and the policies incorporated into them. You must be at least 18 and legally capable of entering contracts. Where accommodation is sought for a minor, a parent or legal guardian must act in their own name.
2. EzyFlat’s role
EzyFlat provides technology for publishing and discovering listings and messaging between users. You can propose a day and time for a viewing; this is delivered to the host as an ordinary messageand they reply — EzyFlat does not schedule, confirm or guarantee any viewing. Booking requests are not currently offered. Unless expressly stated otherwise, EzyFlat is not the owner, landlord, tenant, broker, property manager, guarantor or a party to any residential agreement. The accommodation agreement is made solely between the host and the person seeking accommodation, and EzyFlat does not act on behalf of either party: it does not represent, negotiate for or advise either of them.
EzyFlat does not collect or hold rent or tenancy deposits. Those amounts are agreed and paid directly between users. Any fee payable to EzyFlat will be displayed separately through an authorised EzyFlat checkout.
3. Limited checks and no guarantee
EzyFlat may request declarations or documents and perform limited automated or manual checks. A “Host authority declared” label means only that the host made that declaration; it does not mean EzyFlat verified legal title or the lawfulness of the rental. EzyFlat does not guarantee any user’s identity, honesty, solvency, authority, conduct or compatibility, or any property’s existence, availability, legality, condition, safety or accuracy.
4. Accounts and security
- Provide accurate, complete and current information and do not impersonate another person.
- Protect your password, devices and sign-in methods.
- Do not sell, transfer or share your account without permission.
- Notify EzyFlat promptly of suspected unauthorised access.
5. Host responsibilities
A host must own the accommodation or hold clear, current and legally sufficient authority to advertise and make it available. Listings must be truthful and current and disclose material information including price, deposit, bills, availability, room type, shared facilities, rules, restrictions and known material risks or defects. The host remains responsible for legality, safety, habitability and all required declarations, licences, certificates and taxes, and for complying with the rules that apply to letting a property and to advertising one.
A host must not select or refuse people, and must not word a listing or a message, on grounds the law does not allow — including racial or ethnic origin, religion or belief, disability, age, sexual orientation, gender identity or family status. Describing a household’s practical arrangements is a different thing and is allowed: “non-smoking flat”, “no pets”, “quiet house” are facts about the home, not criteria about a person.
6. Guest responsibilities
Before signing or paying, independently verify the host’s identity and authority, the property, exact address, condition, terms and written agreement. Never pay because someone claims EzyFlat guarantees the listing or transaction.
7. User content
You retain ownership of your content. You grant EzyFlat a non-exclusive, worldwide, royalty-free licence to host, store, reproduce, technically adapt and display it only to operate, secure and promote the relevant listing or Platform. You confirm that you hold all necessary rights and permissions, including permission from identifiable people shown in photos.
The licence ends when the content goes. Delete a listing, a photo or your account and EzyFlat stops using that content. Two honest limits: copies can persist for a short time in the database’s point-in-time backups (3 days) and in the image provider’s storage until the automatic sweep reclaims the file, and content it must keep for a legal reason — the survivals named in the Privacy Policy, section 8 — is kept for that reason and no other. EzyFlat does not sublicense your content to anyone and does not use it in advertising off the Platform.
8. Prohibited use
- Fraud, false or misleading listings, impersonation or unlawful activity.
- Harassment, threats, hate, abuse, exploitation or unlawful discrimination.
- Scraping, bulk data collection, spam, malware or bypassing security controls.
- Publishing another person’s personal data without a lawful basis or permission.
- Selecting or refusing people, or wording a listing or message, on grounds the law does not allow (§5).
- Asking another user for identity documents, tax statements, banking details or passwords. Where a tenancy genuinely needs such documents, they are exchanged outside the Platform, once the two people know each other.
- Claiming EzyFlat guarantees, insures or legally verifies a property or user.
9. Reporting, moderation and appeals
Report a specific listing, profile or message with the “Report” button on it, or by email to contact@ezyflat.com. Identify the content and explain the reason. EzyFlat may review, restrict, hide or remove content and suspend accounts where reasonably necessary for safety, fraud prevention, legal compliance or enforcement of these Terms. Where required, it will explain the decision and how to ask for a review at contact@ezyflat.com.
How moderation actually works. EzyFlat uses no automated tools for content moderation or decision-making: every decision is made by a person, after reading the report and the content it identifies. The grounds for restriction are those set out in §8 (prohibited use), breach of these Terms, and content that is illegal under Greek or EU law. The measure is chosen according to the seriousness, repetition and risk involved, from a request to correct something up to removal of content or suspension of an account. It does not operate a formal internal complaint-handling system under Article 20 of Regulation (EU) 2022/2065; it offers a voluntary human review at the address above.
10. Addresses, communications and personal data
A listing’s exact address is shown only to someone who has made contact about it: the owner, members of the household, anyone who has asked to view it, and anyone who has written to the owner. Everyone else sees the neighbourhood and a coarse point. A host may also choose that a listing’s exact address is never shown. On such a listing nobody outside the household sees it, however far they get — the address is still stored, because radius search runs on it, and the host gives it out themselves in the conversation. Addresses and contact details may be used only for a genuine accommodation enquiry, not for publication, marketing, harassment or surveillance. See the Privacy Policy.
11. Requests, payments and third-party services
A request or acceptance inside the Platform does not replace a written accommodation agreement and does not guarantee payment or handover. Future subscriptions, promoted listings or partner services will have additional terms shown before purchase.
12. Availability and changes
EzyFlat may modify, interrupt or restrict features for maintenance, security, legal or operational reasons. It does not promise uninterrupted or error-free availability, without limiting rights that cannot lawfully be excluded.
13. Liability
To the fullest extent permitted by law, EzyFlat is not responsible for users’ acts or omissions, property condition, losses arising from an agreement between users, or indirect and unforeseeable loss. Nothing excludes liability for fraud, gross negligence, death or personal injury caused by its fault, data-protection breaches, or any liability that cannot lawfully be excluded.
14. Suspension, closure and retention
You may close your account in settings. EzyFlat may restrict or terminate access for serious or repeated breach, fraud, safety risk or legal obligation. The measure is proportionate to the breach, and it tells you the grounds for it and how to ask for a review. Some information may be retained where required for tax, accounting, evidence, claims, compliance or fraud-prevention purposes, as explained in the Privacy Policy.
15. Changes to these Terms
EzyFlat will publish the updated version and date, and will give reasonable advance notice of material changes affecting existing users unless an urgent legal or security change requires earlier effect.
16. Governing law and disputes
Contact contact@ezyflat.com first. These Terms are governed by Greek law, without depriving consumers of mandatory protections of their habitual residence. Consumers may use any court permitted by applicable law. EzyFlat is not offered to business users and sets no separate jurisdiction clause for them.
17. General
If a provision is invalid, the remainder continues. Failure to enforce a right is not a waiver. These Terms and incorporated policies form the agreement for the Platform.
